Standard Terms & Conditions – Quotations & Project Works

1. Applicability
These Terms & Conditions apply to all quotations, project works, call-out works, fit-out works, and
non-AMC services provided by PPK Contracting LLC (“PPK”), unless a separate signed contract
states otherwise.
Acceptance of any quotation constitutes full acceptance of these Terms & Conditions.

2. Quotation Validity
Unless otherwise stated:

  • Quotations are valid for 14 days from the date of issue
  • Prices are based on site conditions observed at the time of quotation
  • Any changes to scope, access, or conditions may result in price adjustment

3. Scope of Works

  • PPK shall carry out only the works explicitly described in the accepted quotation
  • Any work not clearly stated is excluded
  • Verbal instructions are not binding unless confirmed in writing

4. Variations & Additional Works

  • Any works outside the agreed scope shall be treated as variation works
  • Variations will be quoted separately and require written client approval before execution
  • Emergency works requested verbally will be charged and regularised in writing

5. Payment Terms
Unless otherwise stated in the quotation:

  • Works up to AED 3,000: 100% payment upon completion
  • Works above AED 3,000: 50% advance, balance upon completion
  • Projects above AED 10,000:
  1. 50% advance
  2. 30% upon material delivery / mobilisation
  3. Balance upon completion

PPK reserves the right to suspend works if payments are delayed.

6. Delays & Access

  • The client must provide uninterrupted access to the site during agreed working hours
  • Delays caused by access restrictions, client decisions, third-party contractors, or approvals
    may result in:
  1. Extension of time
  2. Additional costs

PPK is not liable for delays beyond its reasonable control.

7. Materials & Third-Party Services

  • All materials remain the property of PPK until fully paid
  • Third-party works (if required) remain under PPK’s control
  • Clients are strictly prohibited from dealing directly with PPK suppliers or subcontractors
    Any breach may result in suspension of works and legal action.

8. Exclusions
Unless explicitly included, the following are excluded:

  • Damage due to storms, flooding, heavy rainfall, or natural events
  • Pre-existing defects, concealed conditions, or developer defects
  • Blocked drains, civil works, structural issues, or waterproofing failures
  • Damage caused by other contractors, tenants, or misuse
  • Redesign, authority approvals, or specialist reports

9. Weather-Related Works
PPK shall not be held liable for damage caused by exceptional weather conditions, including but not
limited to heavy rain, flooding, sandstorms, or high humidity.

Any rectification works resulting from weather impact shall be treated as additional chargeable works.

10. Liability

  • PPK’s liability is limited to the value of the works performed
  • PPK shall not be liable for:
  1. Indirect or consequential losses
  2. Loss of business, revenue, or reputation
  3. Damage resulting from client instructions or third-party interference

11. Completion & Snagging

  • Works are deemed complete upon notification to the client
  • Snagging items must be reported within 7 days of completion
  • Wear and tear or misuse is excluded from rectification

12. Termination

  • PPK reserves the right to terminate works immediately for:
  1. Non-payment
  2. Repeated access issues
  3. Breach of these Terms

All works completed up to termination shall be payable in full.

13. Force Majeure

PPK shall not be liable for delays or failure due to events beyond its control, including natural disasters, government actions, labour disputes, or supply chain disruptions.

14. Dispute Resolution

  • Disputes shall first be resolved amicably
  • If unresolved, disputes shall be referred to Dubai Courts, governed by UAE law

15. Amendments

No amendment or waiver shall be valid unless confirmed in writing by PPK Contracting LLC.
